I am having a bit of difficulty with the numbers.............does the 145k expense include debt service?

I'm new to the game and will buy my first property (house hack) when I'm debt free in Sept-Nov 2019.

The mortgage will be included as part of your debt so it could negatively impact you moving forward with other financing. 

They owe $95k on 1st MTG and another $25k on a 2nd that was placed on the property when they went through a debt re-structuring program.

Make sure you identify when you would need to get out and put the house on the market to get out from under the debt before you miss payments and hurt your credit.

The bank wants to protect its interest income if rates drop, if rates go up they are happy for the early payoff because they can lend money at a higher rate.Banks lend on multifamily based on Debt Service Coverage of 1.25x. when building is stabilized. 

Back this off of the gross rents, what is is your net (not including debt service)?

@Leo Rodriguez Like Oleg stated above, if you are going for the agency debt then at least having some management experience in the asset class you are buying is huge. 

Is there a bank that would just loan me 45,000 as like a mortgage to pay off the debt I put into the home?

We are swimming in debt, but we are swimming quite well.
