@Michael Shea I'm not a tax accountant, but I've done the rent by room strategy for over 6 years as a house hacker, and I've recognized rent by room tenants rents in the Schedule E part of the tax return.

However, the choice of location significantly depends on your investment strategy.

Other strategies such as fix and flip or house hacking don't really appeal to me as constantly seeking out opportunities in hopes of generating large amounts of cash is not a part of my nature.Also, your local REIA will be an awesome resource for you.

We have great investment strategies that allows us to get higher rents than most so our investors are able to capitalize faster, refinance, get money out to do it all over again on other properties.  

It wasn't cheap however, one of the main reason I did it was because they combine their legal and tax teams to figure out the right strategy customized to your situation and goals.

There also may be other strategies like STR and MTR that might make sense depending on location. 

I tried Guesty last year, but I had several issues with double bookings and poor customer service.

The one I've been using requires me to go into the bank to sign with each tenant turnover.Does anyone have a bank or strategy where they don't have to do to the bank themselves? 

The new CEO recently mentioned that FTX customer funds were used to buy homes for employees and advisors, also had seen a report that FTX personally loaned Sam $3B.
