Looking at the interior pictures, seems to be in decent shape also. 

None of this covered by title insurance b/c seller won't allow it to be required for close.Next was the task of trying to talk to someone at the auction company who understands the import these issues have on the value of the property. 

I saw a sign advertising a couple of rentals and when I called to ask for information and if the property had pictures online they person responded that it was listed on realtor.com and that if I sent a pic of my license they would send me the address.???

If it is your rental home and you are struggling to get activity, consider staging and having professional pictures taken.

I could go on and on with more and better examples but you get the picture. 

Take a look at the big picture and try not to think so generalized.

Buyers often have trouble picturing what it will look like with furniture. 

I offered $50k and asked them to cover my closing costs.
