I'm thinking of closing off that door and converting a window into an exterior door.

There are a lot of jurisdictions with NIMBY zoning restrictions that severely limit housing density.Another option to look at is converting a SFH into a duplex.  

Its about 1500 sqft and we are thinking of converting the smallest bedroom into a bathroom and making the den into the master bedroom.

You are converting a primary to a rental.....I believe your “basis for depreciation” is the lower of......your purchase price plus improvements OR current fair market value, whichever is lower, but I’m not a cpa.
