I'm sure I can get at least a few under contract  however, I'm concerned about buyers.  

But Realistically My biggest concern is having to Get / Pay a EPA compliance company to come in and tell me everything is OK or wether some type of Remedial work needs to be done to be in compliance before the project even begins .

Hi Leo, as far as the ground wire is concerned, just pull one of the non grounded receptacle plates off and loosen the receptacal enough to see behind it (Cut the breaker first unless you like to challenge the gods like me) and see if the wire going to the back of it has a bright copper bare wire.

The major thing that concerns me is the age of the central electric system, hearing system and water heaters which are all 15 years old.  

All that you need to be concerned today is if this is a formal probate with a PR who has the power to sell now.
