Can't discriminate by saying one person only, what about a single parent with one small child.

I had a somewhat similar (though not quite on point) situation last year...tenants were husband, wife, and newborn baby.  

On monday i am calling the Child protection services on these people for smoking that dope around her baby, who I think is a drug baby because she screams at the top of her lungs for minutes at a time.. some times for over an hour.  

Who wants to pay for a new roof the same year your child goes to college? 

The property was held in trust with my wife as the only child and successor trustee.

Some pretty low level individuals get involved and it being the ugly step child of the sales side of real estate, usually gets the struggling realtors who aren’t making it in sales.
