I've had similar situations with titles clouded from HOA and most of the time the HOA will chase down the bank for money.  

Not sure where all these deals are that the gr people are chasing.

You should not have to go and chase, beg, plead, ask over and over again, etc. for rent.

Before you know it, you've renewed a minimum of 5 times over 10 years, or 2 times over 10 years, and put in zero capital for turnover cost vs 10 renewals and chasing market prices while risking the turnover cost as tenants like to check market.

I am planning on screening them both to check out their background but was curious about what everyone is doing as far as putting 18+ kids on the lease.If it ever came to chasing them down for money, I don't think I'd get far based on what I've seen here but are there any other reasons to add them?

We presented a solution to him by being able to provide him with a reliable income each month instead of him having to chase his tenants for their rent.

Rent came in lower than expected but I took the rent offer from the CHA since it is 100% guaranteed by the government and there's ZERO need to chase tenants for cash.
