My question is, since I already closed on the house, can I still do the BRRRR method?

if the question is - should you get started by putting 20-30% down and be negative for several years hoping rents will go up? 

Another question: If I move into the larger unit for 2 yrs, then move to the smaller unit for 2 years, can I get the capital gain exclusion on the entire house since I used both sides as my primary residence for 2 yrs each?
