I don't BRRRR per se but Most of my SFR rentals have been REOs.The challenge with REOs is that most would not qualify for a mortgage or may need a FHA 203k loan.

In So Cal it is a challenge to find decent comparables.

In many counties, like where I live in Jackson County, they will reduce the assessed value of a property that is dilapidated or bought in foreclosure or whatever for two years (if you challenge the value based on your purchase or other info).

Hello Folks,       Am looking for good handymen( or woman), contractors for small fixes around the house, with fixes to floor, some door hinges, knobs, handles and window fixtures.

In a market as hot as Denver, I feel that I could reasonably handle a couple transactions a year in order to pay for the costs of the license upkeep.  

There you get into financing challenges, sometimes getting it "as is, where is", sometimes not being able to get into the home before bidding, etc.  

I am not saying your tenants should not be held responsible (but if they challenge you, you need to have documentation).
