Certainly been said already but actually being an investor yourself, there really no substitute for it.Also being super current on your local market, rents, prices, upcoming areas, areas to avoid..

If you are set on buying a multi family property and want your own space you might have to look a little further out then your home town if you want to stay in Kentucky I would recommend bowling green the area is really growing and has a growing college in town as well hope this helps and good luck!

I’m older as well, my children are adults now so I’m super flexible and willing to move yearly for the next 5 years; at least in neighborhoods and multi family units  I feel comfortable living in. 

Additionally, the super low down payment and powerful strategy somewhat rationalizes paying more for the property than a traditional homebuyer or investor.
