Some condo comes with a seperate one car garage/storage (estimate 200 sq ft). 

Broad brush painting REI to 16+ multis I totally get but one could say the same for mobile homes, cementary plots, storage units, the list is long.  

I could offer garage/storage space for potentially an addition to rent each month, and try to lower expenses, but overall - there isn't a ton to do, unless the garage idea was do-able, I'm still waiting to hear back.

Also, there’s an old storage building that being converted into roughly 100 unit apartment building.It’s probably better to rent out units vs. flipping in that area.

I'm currently a medical device sales rep for a large corporation.

It should answer most questions and I believe it will tell you what security and safety devices you are required to install...a smoke detector per bedroom, etc.

My pet peeve: Why can't a professional painter clean up a paint can properly for storage?

@Ryan Judah If your contract states that one or more units are to be delivered vacant and they are not vacant at closing, your attorney or title company should require a hold back of funds paid to the seller.The amount should be enough to cover an eviction and whatever other fees (moving, storage, legal, locksmith, unpaid utilities, etc) you would encounter due to the seller's breach of contract.  

I like a couple niches areas  such as MF value add apts, mobile home parks and self storage syndications that produce good passive cash flows and have some level of downside protection. 

Would be grossing between $500k-$700k annually just in rent and there is plenty of extra space for storage units to rent out as well as space for coin laundry.
