Having done trash removal every way I know of from myself to a Craigslist guy to putting it with the regular trash, I have found the best, fastest, least aggravating way is just getting a dumpster.

All things considered, I’d say you could have an honest conversation with the tenant and do a modest increase to help you increase profit and get closer to market and the tenant, who I assume has been there with the unit not fully updated already, doesn’t mind staying in the less attractive unit for the more attractive price so it still helps them.

There is wall paper everywhere and the kitchen/bathrooms definitely need to be updated.

@Jonathan Yip you should have price drops at regular intervals until it sells.

Also, once they get out of the infant stage and start sleeping more regularly life gets a lot easier (4-6 months old) You’ll be able to do a ton of real estate research during all the midnight feedings!

You want to make sure he pays his bills on time, just like a regular tenant, and that he won't trash the garage or store toxic waste there.
