You can "generate" it if you purchase, either yourself or with others (e.g. syndication), a large property and do a cost segregation.

About 1.5 years ago, I purchased (conventional loan) and have been living in a 3x3.5 townhouse with a family member (brother) in a first attempt to start building equity through a house hack/BRRR strategy.

The tenants have been here 9 years prior to me purchasing, so who knows how long its been going on. 

Comparatively to the markets in California and NYC, it is much harder to cash flow with how inflated the purchase price is of most properties in these markets vs properties in Philly.
