You want to figure $620 for title search, $1,000 for document preparation and recording fees $1,000 for title insurance maybe and 4% of the purchase price for State and City taxes. 

My opinion is if you are still underwater in 2018 then you need to either be prepared to be under for many years to come potentially or cut your losses.

Everyone is looking so if you do come across something great, be prepared to act fast or lose it.

It wont be worth my time to reset unit several times per month so Im prepared to pay the fee, but I prefer their definition of "full service" mean that I rarely need to be involved unless there is a serious issue. 

I will echo @Robert O'Keefe and say that management will give you a crash course to be able to transition into other things much easier than going in cold- but prepare to get some gray hairs and some 2AM phone calls.

It's about preparation and then taking action.
