Ha, my best friend said you need a job and your own money to invest in Real Estate.

I have a good friend in the South and we're trying to flesh out a strategy where I bring the down payment on an FHA loan for a property there and he occupies the property during the mandatory live-in period.

I just started an account with them earlier this month because they are investor friendly. 

Outside of our own purchases, we would only be potentially representing friends or family.

Does my friend get the paperwork in his name or is all of that “in the background”?

Now that you're locking in on deal number two, have you thought about seeking private lending from persons in your network (e.g. family, friends, mentors, etc.)?   

I'm not anti animal in general and have an animal friendly building 1 block from my  'unreasonable burden' one, FYI.
