It's a birds-eye view of asset protection for investors starting out and should give you an idea of where you want to be.When you are just starting out you have the benefit of not having a lot of exposure and minimal assets to risk, but on the flip side you can make some rookie mistakes because of inexperience (and often insurance will have exemptions built in to try avoid big payouts for your personal mistakes.)

This is a great idea after downpayment and closing close my cash will be minimal  so I may try this method if all else fails. 

Go forward I'll be following the eviction process properly for NC but hope to minimalize that option by doing background checks on potential tenants to live on the property. thanks for your help! 

The cash out of pocket is minimal if the seller is willing to cover closing costs.

My idea is to hack house into 4 private ensuites with kitchenettes(tiny homes style), minimal communal space.

We have had a great deal of interest in the property and will likely schedule one or two group showings to minimize the inconvenience to our tenants.

It's definitely more work but you can outsource the cleaning and the management side is fairly minimal work especially if you can set it up for self check-in and whatnot. 

I have very minimal experience doing work but do have some background in project management/civil engineering but honestly that seems daunting.

If you follow best practices, it minimizes the likelihood of getting sued. 

All manageable as long as you build in these numbers to your models or use some methods to minimize this.
