Turns out auto manufacturers are making wire covering out of soy and other products that is "rat food" and making the rodent / auto problem worse.   

But, if you guys can afford to do the septic and any other improvements, you can probably make a profit just by doing that.If you can't afford to finance the improvements, you might look into wrapping the loan up with a construction loan.Sometimes, you can even get a FHA loan to do so.Another option would be to get a loan from a manufactured home dealer.  

It is sad, but having dealt with older people in the same situation, they will manufacture or amplify problems just to gain human interaction.

While China is slowly bringing back employees to work manufacturing, supply chain, etc., they are not out of the woods by any means.

Manufactured home on 3 acres. 

I am sure you have likely come to the same conclusions, but I am a firm believer in diversification of knowledge, and hope that maybe I can provide some thoughts that you have (or anyone else reading this) maybe overlooked.For starters, when I search for manufactured homes in any particular area, one commonality I see is that the well-kept, well-maintained ones are usually in 55+ communities.

I realize now it is about manufacturing stories and creating click bait.

Plus I have another lot I could put a trailer or manufactured home on. 

There are those that argue that manufactured homes are very different from actual houses in that they depreciate in value like an automobile.
