I would like to know if it is a common strategy to use a loan for rehab purposes or when doing these flips would it be ill advised to use a loan this early in the game.

Ill cheat on 70% on lighter rehabs or high dollar ones in super hot areas, but still use that as my guideline.

Advising others not to speak to an attorney for this sort of information is ill advised.In addition, licensing is generally controlled by the states, though federal law such as the SAFE Act could apply, depending upon its adoption in your state.

I don’t think the agent acted with malice or ill intent but maybe could have handled it better sure.  

Ill repeat though, this is not a rehab loan. 

Then you will spend the next $20,000 in legal fees trying to explain to the jury that you did not know they were mentally ill and should not be entering into contracts.Please do not tell me you are paying so far below market value that it will be worth the legal fees.To me, the only way this could be worth fighting over is if you were needing the property for an assemblage.Also you mentioned kids.
