I’ve heard on the podcast some people will buy properties set them up to be laid off in time for the kids to go to college and use the cash flow to pay school?

I know this is against the math in many ways...not utilizing leverage is very conservative and doesn't coincide with the math here any in many schools of thought.

The way we are taught in school and the way the commission wants us to operate is to get an exclusive signed at the beginning of the relationship, once we are truly working with a buyer as their agent.

@Timothy M. over the years having no debt from school (paid through the stock market) working two jobs at A of salary (120k) a year and buying from 2014 and up distressed homes with high equity it’s achievable.

I'm currently a senior at Montclair State University graduating with a business degree with a concentration of real estate.

That way if they're not going to renew, you have time to show it while school is still in session.
