I am drawn to turnkey for many of the reasons mentioned on this forum (spouse and I have full time jobs, kids, not interested in DIY).  

Now, it seems the DIY approach may already be too time consuming for you to do properly, in which case the TK route may be the only option.

We had to find the lab, negotiate pricing, with each lab having completely different test kits.

Poor DIY improvements = hidden costs.Layers of subfloor used as a bandaid for rot.

Started building a local team and network in that process so that we don't have to rely on our own limited funds and mediocre DIY skills in the future :) Congrats on your first property goal.

You cannot take DIY possession of the carport.

Let's say you DIY-ed your tax return or got it prepared at one of those gas station places where you can get a haircut and a manicure while they're doing your taxes, sometimes by the very same person.

Never had a problem with a key from any of those.Eventually I plan to get a rekey kit, but for the meantime $5 per lock is cheap and when done at my leisure time isn't an issue.Kelly

for a 2-1 I would do two "multizone" mini splits, one per side for about 3.6k + installation or DIY. no ducting
