So in that term, the seller agreed to hold certain amount of money for problem that needed to be fixed in escrow account after closing ( i think they have to put certain percentages higher than the bid from verified contractor).

You'll get a lot more responses there on specific contractors for a roof and HVAC.

I drive by the properties and if one of the rip off contractors is doing the rehab.

I’m looking for recommendations for contractors and CPA’s.

If it happens we will have a lot more to worry about than how to pay for our next vacation... but it isn't enjoyable to live in that fear.
