With an impending downturn buyers will pay up for A locations as a defensive position.

It's the rate or return that is equivalent to a compounding return.

Same with Dept of Defense at the military bases... ...have many many civilian contractors....all paid on a 1099.  

While I cannot tell you what your “technical” options are, I must say this:Under Article I (One) of the US Constitution (so, a long time ago, when They were still thinking about ensuring justice, tranquility, common defense, etc., They also thought of this concern,) Congress is responsible for establishing laws on the subject of bankruptcies.

If you refinance the property and get all of your initial purchase plus renovation costs (possibly more) and are still making money, that money is pure profit and you can do it again but possibly better.As you compound that monthly cash flow, it decreases the costs of materials and labor for the next BRRR/Build/Flip and you're making even more money on the refi/sale.The idea is to expand your money supply through other people's ability to pay rent and pay for the financing.

If you work with the residents, they are pretty friendly about making changes, but if you scold them, they become defensive.
