If you can't fly out, make sure you get inspections at least once a year by the PM to make sure the tenants are taking care of the place (reporting leaks, changing air filters, etc).

My thought process for not including the major and minor repair savings, is because ideally I have already replaced all of the major long life common home expenses (roof, appliances, heating and air, etc).

They come back and two days later say it is leaking, water , it needs air vent replaced and control panel (leaked on)  but no sooting.

when flying  taking off is really pretty easy depending on Horsepower you might need a little right rudder.and then 20 seconds later your in the air.. now the landing part that is when you need some training.buying a rental is like taking off  its super easy.. managing it and running it that takes skill and time to learn how to do it.. its amazing to me so many buy these properties and have no clue how to land...
