.- VA - no equity in the primary residence is required to use rental income offset and depending on who the investor is on the note you should not require 2 year land lord experience as well (documented by tax returns or third party verification).The key distinct advantage of VA rental income offset is that its not discounted which means you can use 100% of the monthly gross income to offset your current PITIA (monthly principal/interest/tax/insurance/assessments of your current residence).

Can you ask the appraiser to assume the worst and discount the plumbing as though it doesn't work at all?

I just closed my first JV deal I would say it took about a year after my first investment property before people stopped discounting my knowledge, money talks.I would have a sit down with your wife and show her the benefits of REI, I can send you a spreadsheet if you would like to drive numbers home.

They charge $30 after the BP discount for general members, and that gets credit report, criminal background check, and they just added an eviction check feature (that I frankly don't know anything about).  

There is a very active market for these notes but the price you get will depend on a variety of factors as mentioned above.One key factor is the LTV,  If you have a new note without a lot of seasoning and/or a high LTV you can sell a portion of the payments, this lets you get some money out of the note and avoid the larger discount that comes with selling payments farther out in the future.

Except I said he was ineligible for the 2% prompt payment discount so there was a cost albeit a small one (no late fees in Ontario but discounts to 2% max are OK).

I fixed that while I was there yesterday night.I just got text form them saying thank you for work and asking discount in next month rent due to damage to rug and some damage to tv.In your experience , is it a reasonable request?
