Fast forward I worked in sales for a short time and then accepted a role as service manager for a local body shop and my income nearly doubled.

On O'ahu I came across a property that I was amazed sellers wanted to sell fast for cash.  

If the lending process moves quickly (ie you are paying with cash or have a hard money lender that moves fast), how much time is fair to expect from your title company/closer?

I'd like to know where prices are typically at in certain areas, how fast houses are being bought etc.

I know the properties are very distressed in Baltimore City and surrounding areas (I used to live in Catonsville inner loop), but I can't imagine buying, rehabbing, and closing on properties that fast to stay under the conventional requirements.

Due diligence is necessary.Appreciate your comment about how fast you expect to recoup the expense.

So I have to tell them that my deals go fast, and they have to jump on them.
