In markets with high taxes, sever weather and low rents, the expense ratio is usually between 45-55%.

This is the path of least resistance and allows me flexibility as my situation becomes more stable.

The main issue is 1) place to put the car out of the weather and 2) place to put other STUFF. 

But if your main house already sleeps a lot, and you can add a few more beds for $100+ extra a night it should pay for itself soon.Not sure if windy weather would create more headaches for when you have to adjust the boat to protect it from the strong wind swell.
