I talked to zoning, and they said that was reasonable.

For insurance reasons, she can't hire employees (yet), so she runs it 100% by herself. 

If you are okay with renting for the next couple of decades, that is one thing (would not recommend) ... but if buying a home is important to you and your family, there is no reason to wait! 

Also a great reason for one of the inspections.

I can tell you more stories of CA investors losing money on Class C properties OOS - there's a reason it's cheap.
