The home was totally remodeled in 2008 ( new windows, doors, sliding glass doors, deck, wall retexture, tile and wood flooring, carpets in bedrooms, paint, cabinets, bathrooms tiled, shower tiled, new vanities, new kitchen cabinets, granite tile counters, light fixtures, forced air unit installed, new appliances, everything.

They are in a situation where their facility is older and are looking to remodel as well as expand because they're turning away 3-5 quality prospects a month.

so I will devils advocate... we are assuming OP is going to be the voice of reason.... and silent partner wants to buy a gold plated toilet... what if OP is the one chasing an episode of fixer upper...?

You DO know that a brand new kitchen remodel is about $15k - $20KCabinets total about 6KAppliances $3.5KLabor $5K- $8KBacksplash $500Granite $3000...Hardware 500 - $1500 (depending on finishes)Refinish flooring is about $3K for a 1000 sqft housePaint is about $4K to $6KA bathroom remodel is about $5k-$7KSo basically a $30K budget rehab will give you a new kitchen a new bathroom, paint the interior and refinished flooring.We didn't even touch windows, roof, mechanical, structural, making an open floor plan, tiling, trims, doors etc. etc, Here in CT at least a normal flip will be about 60K in rehab and this is if the house is in decent/slightly less then average condition.Did you already see the house?

I currently rent an apartment in Downtown Miami, and am ready to make my first purchase to live in, to at least stop flushing money down the toilet in rent.

If they are giving you $30k for purchase and $40k for the remodel.
