And I am blunt about seeking profit while I help them….but if I can't solve an important problem for them, I emphasize that I won't insult them with a low-ball offer and will simply let them know we can't make it work for both parties and why.

If the area does not support rents in that range it is not a worth while investment as a rental.This is only a rough ball park number.
