Great post, thanks for sharing, Kevin--I would also add that the Lower South End area into Madison Park is also a great area to relocated to if you want to be in close proximity to Uptown without being in the hustle & bustle of the city! 

And yes, sometimes you have to pivot depending on other parts of your portfolio.The issue is that a flip is higher end finishes and amenities than a long-term rental so you could overdo the market if you have to rent it and get less of a return for the finishes.

To the other end of the question then... how do you all find legitimate Pay Per Lead companies?

For example, for rental properties, lots of the categorization depends on the REI's specific tax strategy regarding what we're capitalizing versus what we're immediately deducting.

I always ask within 24 hours of check-in to see if everything is okay-- but I think it takes people time to move in and see if anything additional is needed.

It's great that it's full, but what are the terms of all of the leases? 

I'm interested in learning a bit more about typical vacancy percentages, size of the local population being serviced, reasonable percentage of effective gross income for expenses, etc. as well Peter.Hopefully some experienced member(s) will sound off!
