If the tenants know they are well below market, they would likely be able to swing a small increase in order to stay.

You will find that you can have larger swings when you deal with unique properties as that requires experience from the appraiser to understand the market.  

Selling your house to trade up (or down, as the case may be) might make sense.

Especially in a market where trades are working for big developers or doing their own infill.But why not sell the house and do a 1031 and sell the lot and do a 1031 and go buy something using the two together that will meet your cash flow needs.  

But it's worth it for me.If you are able to scale that level of service with employees and trades who are as smart and hard working as you, you will not have a hard time growing your management business.

And 90% of the notes i see trade with in a few weeks max.

(Less than 5k) if I call 3 different appraisers I guarantee their will be a 15k swing in value.
