Prices nationally have jumped between September 2020 and September 2021 and have risen around 25%.We now have seen that they've extended the moratorium on foreclosures out from March to June, so we're headed to that September time frame where we think that maybe things might start to free up.

With closing costs, for us to move into this house it will cost 75k, which is a substantial amount of our nest egg, as well as it seems very counter productive from a real estate investor view.

@Jeff Cua I added a washer/dryer hookup in a garage/common area on a duplex a few years ago.To make a long story short, rents have been stagnant despite my opinion on increased value- at what I feel was a substantial cost…and I didn’t go through subfloors or make the living areas inhabitable during the install, nor have to repair it on the back end.Only you know your situation, local market, etc…based on my experience I would not do it again.Best of luck to you.

We are experiencing some slow down on the seller side (less homes being listed as we head into the Holidays) yet buyer demand is as strong as ever with all price points tracked under a week on the market.I have 8 flips going on right now and normally I am hesitant to do too much work in November and December because we end up listing in January and February.
