You can purchase a wide variety of styles in the glue down version — even a textured wood plank which is very popular today in home design.

You can certainly purchase a home with cash and refinance after with no job using commercial/portfolio style money (private money too).  

In CA we are in an environment where a 5-Unit Townhome style building, has been on the market 192 days and the owner just dropped the price a measly 55k, down from $2,125,000.

This is typically seen in a community where one of the former owners try to sell of each unit as a condo-style unit.

Long Term:Over the next year, I hope to purchase (with a 30 year VA loan) a single family or small multifamily in need of updating, do a live-in flip style renovation, and have the property ready to be used as a rental.

I was concerned that I would not do well as I a have not been successful at online courses in the past simply due to my learning style.
