I believe had I discovered BP earlier in my investing career I'd be light years ahead of where I currently am.

However, there is not a reserve study.

I store them in "Mango Money Savings Cards", Nestspend, and "high" yield savings @ MySavingsDirect and Discover.

Then study up for a while.

In my walking the property, I discovered a small, semi-buried tire dump (about 200 tires, I estimate) that would have been virtually impossible to know without boots on the ground.

Specifically, what resources (such as a calculator) and or numbers do I need to study so I can filter through Notes and find ones that I know are good deals based on the numbers.

@ jay hinrichs - you don't know that the collapse in Vegas and Phx was caused solely because construction worker leaving... that is simply not true...Having a tons of OOS investors was another contributors.... there are many many studies/articles supporting that...When resession hits next, those OOS that can't find a tenant will bail... that was what caused the collapse of Phex and Vegas, at least partially....
