@Pandu Chimata, As a private lender myself, typically what happens is the title company has an in house lawyer, where you can get a mortgage and note prepared for free.

It's best to start in your own backyard, but if your immediate area has less than 400,000 residents, then consider going to a virtual market- Connect with as many agents, contractors, property managers, attorneys, and title companies as you can.

hot tubs in that area i would not imagine are THAT big of a necessity. they are going to be more of a non-negotiable in mountainous/woodsy/lakes regions, like in the smokies you really need to have one... however, the maintenance and headaches are notable when you have a hot tub at a STR. really only do it if you absolutely have to. when you ran the #s with that software, i wonder if the properties that do have hot tubs, also had other amenities that were driving the ADR up, and that's what you were seeing. know what i mean?

I agree with @Trenton Lukenbill that maybe it's time to start thinking about the next property management company.

I am looking to buy a SFR and want help from a Property Management Company to manage it.

It is a growing area that is right on Highway 32 so it is continuing to have new businesses and companies moving into the area.
