If you just recently got a tenant in there, I've learned that the first month or two comes with the most hickups and stress... after all the kinks are worked out, it's smooth sailing!  

They've never been my PM, but seem to be a big enough operation to run smoothly while still having their stuff together.  

Also better wait until your credit gets smoothed out.

I wouldn't want to recommend anyone since I'm down in Fairfield county, but I would suggest working with an attorney that practices in the area that you are doing business as there are two sides to every deal and if the attorneys are local and have experience working together on prior deals, things can go more smoothly.

Smooth textures tends to scratch easier so look for something with some embossing.

From workers to managers, they all can go.Once you have the correct managers/workers in place everything should run smoothly.

Rental license must be redone each year.If a prop is vacant for a month you must register it as a vacant property with a couple hundred more in fees.Prop taxes are high.There were other issues when I sold with regard to transfer taxes etc.Just not a smooth process or easy to deal with the city govt.

I do want and need to get this one going more smoothly before expanding any further though.Any help on possible solutions to this problem would be greatly appreciated.Also if there is a more appropriate place for this thread please let me know.Thanks in advance for all the wisdom,Chirs Du Melle

There are a lot of moving parts to wholesaling but when done correctly it can operate as smoothly as any traditional closing - maybe easier.
