Inform your insurance company and let them handle it......if they will.Landlords never allow tennats to do any type of work on their property obviously due to liability issues.The smart thing for you to do would be to get this thread deleated and deny you asked your teanant to do the work.

Assuming investors are smart business people all costs should be passed along to the consumers.

We had decided to lease it because we expect housing values to appreciate significantly in this area over the next decade, and we thought it would be smart to maintain control of the house across the street if it's going to continue to be a rental.

I always thought it was a smart idea.

It would not be very smart for someone to lend you that $100K unsecured.

Smart leverage = you keep a good property with a low tax base + you buy another property.

I found the last two that wanted to pay cash were actually paying some of their bills online with smart phones.
