You don’t usually sign a new lease.

When you have an end buyer, they will sign an Assignment Agreement for $110k.

I always avoid signing an exclusive buyer agreement that goes past the date of closing.

She signed a one year lease and has already paid me for August rent. 

I have a tenant who moved in June 2018, signed a 1 year lease, and submitted a deposit.This weekend I learnt that they cannot make the August rent payment and we have agreed to part ways.Question:  Being that they broke the lease agreement, do they lose out on the deposit? 

I am on track to get my Real Estate license soon, and will look for a broker to sign under while i'm in school I will become an agent full time. 

No personal experience but I see signs of Prominent Builders on renovations around me in Paramus SFHs.  

My understanding is that the roomate never signed a sublet lease with the tenant or a normal lease with the owner.

The only concession I got from him was (1) He and all crew members will sign a hold harmless release of waiver of liability form in case any of them got injured, and (2) cash means I will write him a check in his personal name.So I do have cancelled checks to individual names, even on the check I wrote a reference "debris clean up @ address".
