Because we bought the property in late December and quite a bit of the work was on the exterior (roof, siding repairs, porch reconstruction and painting the entire house, porch and deck), we had to contend with the weather so it pushed things out a bit.  

In this letter i would explain to them that some repairs that have push off in the past are going to be taken care of and you would like everyone to make a list of repairs that have not be done in the past.

By the way we never push the guys to give us discounts, they offer it.

Presently the way the system is designed in the condo building (6 units), the pump might still allow for the water to flow (even if the pump is not working, being off) if the other pumps push the water up.
