So a pipe presumably gets buried in the easement area and the vendor/successors retain the right to enter upon that area (the dimensions of this area should be spelled out in the agreement) in order to repair and maintain the pipeline, and you can't build on top of that area.

It also helps to retain tenants, if they start shopping around and find that they can't find something comparable, since it is still below market. 

Retaining the services of an attorney with knowledge of how to navigate through a transaction in this manner probably wouldn't hurt.

The IRA is the investor, not you, and you need to keep personal and IRA finances very separate to retain the tax-sheltered status of the IRA.

If the items are reasonable (clean this, replace that, fix that), I would probably carry through on it to retain the tenant and try and do-over on-boarding.

If Tenant does not properly exercise the Early Termination Option by following the procedure exactly as specified above, or Tenant elects not to exercise the Early Termination Option, but vacates the Premises before the Termination Date, all Lease terms shall remain binding (including the original Termination Date), and Landlord will retain all legal remedies for a Tenant breach of this Lease.
