I feel it's really important to not leave the seller holding the bag just because I can't find a buyer (that's also a nice quick way to trash your reputation) so one way or the other I'll make sure the home gets purchased.You're right about no amount of reading being enough to get you really ready to start but I know that in my case it definitely helped my confidence level when I started having conversations with those in the know to at least in theory (if not practicality) having a fairly thorough understanding of how this whole thing works.
