I think that means you are opposed to taking on debt for your first deal.

There's no such list of "motivated" sellers, instead there are data points that can potentially indicate that someone *could* be thinking of selling. 

If you don't think you'll be able to satisfy your contractual agreement I highly recommend speaking with your realtor, and maybe even a real estate attorney, as soon as possible.

Short of buying a property in cash and having it managed at a distance with a professional property manager, I think you'll find that the hassles and headaches of "traditional" IRA real estate investing just isn't worth it.

I wouldn't think they would require a redo for work that is readily visible, but it seems like your inspector is on the extreme end.Try asking for forgiveness first since it is a trivial amount of work with low complexity/skill required.

I did list it last night on Zillow, Avail, and FB marketplace and have already received about 8 inquires, which makes me think the price maybe a bit low and that six weeks in advance is too soon.

Hey Everyone,I just graduated college with no debt so I want to buy my first property and House Hack with college students, I found a property currently selling for $175,000 dollars, but I think It can be negotiated to a lower purchase price since it is a little outdated and the other houses in that same street have sold for less money, although it is outdated it could be rented for $550 dollars a month + utilities  and since it is a 4 bed, 2 baths; renting out the other 3 bedrooms while I live in one of them would help me break even with the house's monthly expenses.
