Your goal will come quicker than you think.I get the argument about quitting because there is no passion. 

This ties up our funds and doesn't allow for quicker growth.We have been looking into using private funds for the purchase / rehab phase to allow for multiple deals a year.   

That way you can stay in the bay area, save quicker, and potentially be able to invest OOS sooner that the 2-3 years you estimated.

(Small local banks will give a quicker turnaround).

Realize hard money is a short term loan at a higher interest rate so the quicker you can refi out the better.

But tgat involves years to become as opposed to the quicker route of becoming an agent.

They are *usually* cheaper than SFH to get into allowing quicker entry into landlordship.Hope this helps - best of luckl!

Trenton - Mercer county NJNow (after convid) it takes about 9 weeks from whe you file a non payment eviction till when you have your warant of removal in your hands, it used to be quicker (5-6 weeks) but they added A negotiation tenant landlord confrence before going for trial.Once you have A warant, the sherrif will serve it and do the lockout a few days later.I hope this helps anyone with there due diligance..

I wonder if you had priced at or just barely below market rate you'd have rented that unit quicker and had a bigger pool of applicants to chose from.
