As the title suggests, has anyone ever had luck in tapping into a network of potential investors/friends & family money for their first investment property? 

I would like to be able to contact a property owner, so that I could present a potential creative financing solution (seller finance, lease options, etc.)

Acquisition costs are low, so easier to generate good yields.  

During that time they supposedly found a leak which was beyond the scope of the maintenance  and i had to pay a plumber to come in saturday morning while the guests were there. thats on top of the "deep clean" which cost $300 and was somehow done in a couple of hours. 

I would ask around and get quotes on how much (cost-wise) damage was done.

Bring the accusations to the tenants on behalf of the other tenants, not with your own judgment, "Hey ____, I'm hearing that there are some issues at the property—speeding down the road, potentially folks living here who are not on the lease..." and just let them respond.

I'm looking for ideas on how to handle a potential bust cycle and prevent it from blocking my progress towards acquiring a second property.

I have a property that is dadu ready I have a heloc for 227,000 I want to build a dadu with the heloc money but I'm sure the cost is more than my heloc how do I get the rest of the money to finish the build so I could refi after to pay the heloc back could I get a construction loan for 100,000 to help finish the dadu?

So 560k loan  700- 140 = 560  X  15% =  79k in holding costs for one year.. so poof there goes your equity..

Aside from the cash-refinance cost itself)3) Does this mean the new mortgage (30-year conventional for the apartments) be based on the $1.8M with new interest rate (at the time), etc.?
