This is frustrating because 1) I am only looking at properties with a positive cash flow and 2) I have enough in my checking account to take care of these mortgage payments in case something happens for a couple months.What can I do?

you hold the first position; assuming no other liens are in place, if you're foreclosing on the property - do you HAVE to put it up for an auction or you can take over the property and own it?...

Was hearing many 2nd position lien holders will sell their position off last minute thinking if the 1st forecloses they lose it all.

The lending institution will tell them that once the position has been prepared to the sheriff’s office they must leave the property right away and thus depart their hopes and dreams behind.

So a single unit rented could possibly show postitive flow, but a fully rented duplex would definilty be positive.

I am usually buying cash, sometimes paying cash for rehab then doing a refi once I get a renter for positive cashflow then move on to the next project.

I am from Canada so I obviously put him on my list of possible lenders but at the moment I am not in a position to travel for two or three months long distance to do a flip - all though I am tempted to try it at least once in the not so distant future.James Smith is great to listen too, but I find that he isnt any different than any of the other seminar gurus.
