I saw a rare off market fixer today that has a lot of potential as a “buy and hold” in Eagle Rock, Los Angeles.  

So I'm stuck between a rock and a hard place.

Southend/Southpark areas are of course very popular neighborhoods so tenants would be easy there as well.

I used to live in/own a condo in a high-rise building in a very popular area on the north side of Chicago, off of the lake, with trendy restaurants and bars nearby.

One of my banks is dumb as a rock, then Wells Fargo a true business smarts bank saw my POA and check, poof I deposited it.#2 you'll buy another policy a landlord policy assuming you'll rent this property, BUT the trick is the original seller MUST be listed first, then the bank as ALTMA then you or your entity.

Whether this property works out or not we want to have private lending in place and ready to rock for the next one as we are close to maxed out on our own funds.

I've spoken to a ton of investors out there who's break-even purchases in 2006 are now worth an amount no greater than they were 13 years ago in popular growth markets- CA's central valley and southern CA.
