Time to re-tenant for STNL depends on the area and box size and if you are going for a national, regional, or mom and pop tenant to back fill the space ( In a warm belt state could take 3 months to 1 year from time of marketing the space, LOI phase, lease forward commitment, tenant build out, and opening for occupancy) .

Just finishing up on rental unit #8 last week and I will document another deal here in the coming weeks as we just closed on a 2 unit on 3/22/19 for the 7th unit in the business since starting last February and 10th unit for me overall in the past year and a half.We closed on this property on January 18th and everything was finished around February 18th however we had a lot of issues pop up from the general contractor we used.

@Joe Linares It's essentially the only way I acquire property...residential and commercial...bought a house this week with a purchase money mortgage 60 cents on the dollar...and some duplexes recently 40 cents on the dollar...a 150-year old hotel...and negotiating 24-units currently...Anyway, the concept is to focus on free-and-clear owners...mom-and-pop with no liens.
