I had a conversation with a financier yesterday (introduced to me by Reddick RE) about fixing and flipping who told me my close relationships with the agent and contractor give me a significant leg up over other flippers, and I could learn from them as well(as opposed to take courses, seminar, coaching).

Rent is higher in those areas too, but I assume that helps a little bit with quality of tenant.I'm not opposed to detached single family homes, my original concern was that maintenance costs would be higher, however all these townhouses have close to a $100 HOA.

Yes if you rent a 4k dollar a month house as opposed to buying a 100k dollar one, you will be wasting money, but if you are renting something comparable, you are certainly not throwing money away.

Hi all,I have a duplex rental property in Newport Beach CA and want to consider if tearing down old 25-40 year structures and building 2 new townhomes for sale makes any sense as opposed to an outright sales / exchange.How would you get a idea of the costs , timeframe etc.Approach some local builders and ask for estimates ( since they know the local building laws and standards ) ?

I find that it is not really significant, I mean, if you do a rehab, everything on the inside is new, the exteriors framing must be old, but, I have seen things that drops my jaw.
