., there is no minimum holding period before refinancing ... though many lenders have their own internal guidelines; or b) on residential properties you can obtain "purchase + improvement" financing where the lender will underwrite a mortgage on the property plus an amount to fund improvements (typically no more than 15-20%) to the property.

A few months ago when I was applying to a lender,  I was able to get a "payoff statement" that doesn't show the status of the loan but the hml made it very hard to obtain and it has now expired so I am very hesitant to ask for another one.

I live in a non-disclosure state, so the MLS is generally the only avenue people have to obtain sales price information.
