A sewer pump would normally be an Owner responsibility from my experience.They sign an addendum that says repairs to the pump caused by inappropriate objects are billed to the tenant for $750.

In FL, when a contract has been proffered, and the parties proceed with the work without objection to the proposed contract, they are considered to be operating under that contract even though it was not signed.
